- Time is money: The longer it takes you to downsize, move, or clear out, the more it indirectly costs you in time, rent, mortgage interest, insurance, utilities, taxes, and other expenses. Every wasted moment is opportunity lost or money out of your pocket.
- Tangible personal property is often less valuable than people expect: It’s difficult to sell household goods, especially if they’re preowned. Most of the time, the greatest value lies in your time and the real estate itself, not in the contents of the home. Large furniture is often among the most difficult categories to sell because transportation costs and changing consumer preferences limit demand. Furniture is usually less an asset than an obstacle standing between you and your larger goal of downsizing, moving, or clearing out a home.
- The market for preowned goods can be full of surprises: Items you might never expect to have significant value can sell for hundreds, or even thousands, of dollars, while items that appear valuable may be worth far less than expected. Downsizing professionals are experts at telling the difference between the ordinary from the exceptional. If there’s something valuable hidden among your belongings, a true expert will find it—be it a $400 Christmas ornament, a $3,000 baseball card, an $8,000 marble, or a $100,000 desk.

Before You Begin Downsizing
Identify what will be kept. Your organizer can help you figure out what you are keeping and how you’ll keep track of the items you are keeping.

Three Estate Downsizing Options: Which One is Right for You?
At Estate Renewal Services, we've helped hundreds of clients navigate these decisions. Most downsizing projects fall into one of three categories. The three options to consider are (1) onsite auction with clearout, (2) clearout with consignment, and (3) consignment pickup/drop-off.
How do you decide which way is the best for you? Asking yourself some key questions can help.
#1: Does the entire home need to be cleared out?
If not, then consignment pickup/drop-off is the way to go. We pick up items of value (or you drop them off free of charge) and sell them on consignment through our auction house. We run biweekly auctions (containing items from dozens of consignors) from our warehouse in Sterling and write you a check for the net proceeds within 30 days of each completed auction.
#2: If the entire home needs to be cleared out, is there enough value inside the home to run an auction from the residence?
If yes, then an onsite auction with clearout is your best option. We set up an auction and run a sale from the premises, and then we remove whatever remains, leaving the residence empty. The proceeds from the sale can offset the costs of the clearout—and will leave you with a profit.

#3: What if there is not enough value inside the home for it to be worth conducting an onsite auction?
In that case, you’d opt for a clearout with consignment. We sort out items of value, pick them up, sell them from our offsite location, and clear the house out, leaving it empty—all for one flat fee quoted beforehand. We strive to offset as much of the clearout cost as possible through consignment sales. In some cases, sale proceeds fully cover the cost of the service and even generate additional income for the client; in others, the proceeds cover only a portion of the expense. The outcome depends on the quantity and quality of the items available for sale. No matter how large or small the proceeds are, any other solution would be more expensive net-net.
